Timing

In the Lakes and Mountain Regions of New Hampshire, the best time to market your property is more closely aligned with tourism trends than to the calendar. Although there are some seasonal considerations, many prospective buyers materialize as a simple result of their presence and exposure to our environment, motivated by the scenic impact, the friendly small-town ambiance, and their individual impressions and assumptions of what it might be like to live here.

As with all the possible reasons that property owners may choose to become sellers, there are countless reasons why tourists may become buyers. Frequently, tourists will call or visit real estate offices such as ours, inquiring about the area in general, curious about property values, or having specific real estate questions. Invariably, their individual circumstances and their own “timing” considerations play a major role in what they may choose to do, with respect to looking at available property while they are here. In some cases, they're considering retirement or relocation at some future time, and this becomes the primary timing factor. Others may be ready “now”, and other factors come into play, such as job changes, school schedules for their children, sale of their existing home, etc.

In any case, local sellers have the greatest potential for highest exposure to the maximum number of prospective buyers during periods of peak tourism. Of course, this assumes that the particular property being offered is of a type and character that is appealing to a large segment of the population, and that it's in a price range that is affordable for a comparable group. Yes, weather and seasonal factors may influence marketability, but playing to the largest possible audience, regardless of these factors, always produces the best results. Many serious buyers begin their search prior to “peak” season as they have a desire to have their place in paradise by “peak” season.
